Leak Detection

Find the leak before it finds your floors.

Slab leaks and hidden leaks pinpointed with pressure testing and acoustic equipment — so the repair opens one small spot, not half the house.

The leak you can't see is the expensive one

A dripping faucet announces itself. A pinhole in a copper line under your slab doesn't — it just runs, 24 hours a day, into the ground or up into your flooring. The first signs are usually indirect: a water bill $40 higher than usual, a warm patch on the tile, a faint hiss behind a wall at night, mildew smell in a room that's never had a problem.

Left alone, a hidden leak undermines slab soil, swells wood floors, feeds mold behind baseboards, and in our climate that damage compounds fast. The repair itself is rarely the expensive part — the water damage from months of not knowing is.

How we pinpoint it

First we confirm the leak is real and isolate which system it's on — hot side, cold side, or irrigation — with meter observation and pressure testing. Then we trace the line's actual path and listen along it with acoustic gear tuned for pressurized leaks under concrete. The result is a mark on your floor within inches of the leak, not a guess within a room.

Then you get options with real prices: open the slab at that one spot and repair; abandon that section and reroute the line overhead through the attic; or, if this is the second or third leak in an aging system, a whole-home repipe that ends the pattern. We'll tell you which one we'd pick in our own house.

What to expect from a visit

Detection is typically a same-day, few-hour visit, and you get the findings in writing with photos — useful for insurance claims, useful for resale. If water is actively flooding, don't wait for a detection appointment: shut off the main, then call the emergency line and we'll walk you through it.

Your water meter is the best free leak detector you own. Shut every fixture off, watch the little dial for two minutes — if it moves, water's going somewhere it shouldn't.
