The first signs are usually indirect: a water bill $40 higher than usual, a warm patch on the tile, a faint hiss behind a wall at night, mildew smell in a room that's never had a problem.

Left alone, a hidden leak undermines slab soil, swells wood floors, feeds mold behind baseboards, and in our climate that damage compounds fast. The repair itself is rarely the expensive part — the water damage from months of not knowing is.

First we confirm the leak is real and isolate which system it's on — hot side, cold side, or irrigation — with meter observation and pressure testing. Then we trace the line's actual path and listen along it with acoustic gear tuned for pressurized leaks under concrete. The result is a mark on your floor within inches of the leak, not a guess within a room.

Then you get options with real prices: open the slab at that one spot and repair; abandon that section and reroute the line overhead through the attic; or, if this is the second or third leak in an aging system, a whole-home repipe that ends the pattern.
