Why it pays for itself.
Here's the honest version. Maintenance isn't glamorous and nobody enjoys paying for it. What it does is move you off the emergency track, where the decisions are rushed and the bills are biggest.
A water heater is the clearest example. Replacing a standard 40–50 gallon electric unit in a garage runs $1,299.99 on our published price list — and that's the planned, daytime version, with the old tank hauled off and no drywall to repair. The unplanned version is the same heater plus wet flooring, a soaked baseboard, and whatever was stored next to it.
Tankless units are the other one. Coastal Mississippi water is harder than most manufacturers spec for, and those manufacturers want the unit descaled roughly every 6 months to keep the warranty intact. Skip it and two things happen at once: scale chokes the heat exchanger so your hot water gets weaker, and the paperwork that would have covered a failed exchanger stops applying. A flush plan keeps both problems off your plate, and we keep the service record so you can produce it if a warranty claim ever comes up.
The rest of it is small stuff caught early. A supply line that's started to bulge. A shutoff valve seized open, which you only discover at the worst possible moment. A water heater on a slow weep that hasn't reached the floor yet. Pressure running high enough to shorten the life of every fixture in the house. None of these are dramatic on the day we find them. All of them are dramatic six months later.
We don't promise you'll never have a plumbing problem — anyone who does is selling you something. We're saying that when we're already in your house twice a year, we find things while they're still cheap, and you get a written flat-rate quote before anything gets fixed.

We flush and service the common brands installed along the Gulf Coast — Rinnai, Navien, Rheem, Noritz, Takagi, and similar. If yours is unusual, tell us the brand and model when you enroll and we'll confirm before your first visit.
On the coast, yes — especially with a tankless unit. Our water is harder than most manufacturers spec for, so scale builds up on a new unit just like an old one, and most warranties require documented descaling roughly every 6 months. On a new home the plan is less about repairs and more about keeping the warranty valid and catching builder punch-list issues while they're still small.
